Flower Oak Condominium ASHARE Level II 

Project Overview

Flower Oak Condominium consists of one Five-Story multi-family building plus a basement/Garage located at 8308 Flower Ave, Takoma Park, MD 20912 with an approximate conditioned space of 29,299 sq. ft. This Condominium was built in 1962 and has 31 units consisting of 1- and 2-bedroom apartments. 

RIFE was contracted to assess the building’s existing equipment, energy use patterns, and identify energy conservation opportunities. Energy Conservation Measures (ECM’s) identified when implemented, are projected to result in 45% saving in electricity consumption (305,816 kWh/yr) and 10% saving in water consumption (233 kgal/yr) resulting in overall utility cost savings of $ $44,774 /yr. 

Customer Needs

  • Identified seven ECMs, including replacement of existing chillers, boiler upgrades, controls for heating & cooling, lighting upgrades, installation of low-flow sanitary fittings.
  • We also recommended the installation of EV chargers.
  • Developed detailed analyses of energy savings, implementation costs, and estimated payback periods for each ECM.
  • Recommended additional studies on re-lamping and water use reduction to further optimize energy efficiency.

RIFE conducted an ASHRAE Level II Energy Audit at the Flower Oak Condominium. The audit aimed to assess energy consumption patterns, identify potential energy-saving measures, and reduce greenhouse gas emissions, in alignment with the District of Columbia Sustainable Energy Utility (DCSEU) program.
