The Grays HVAC Replacement Project

Project Overview

RThe Grays on Pennsylvania Ave, a distinguished 100,000 sqft multifamily building in Southeast Washington, DC. RIFE International was contracted by the District of Columbia Sustainable Energy Utility (DCSEU) to provide HVAC retrofits towards improving the building’s Energy Star rating in order to meet the District’s Building Energy Performance Standards (BEPS).

Customer Needs

The Grays’ Energy Star rating fell short of the target rating for BEPS-compliant buildings. Leveraging our expertise, we implemented an innovative strategy, including the installation of cutting-edge, high-efficiency heat pump HVAC units. By replacing outdated 15 SEER apartment unit split heat pumps with superior 18.5 SEER split heat pumps and transitioning from gas-fired rooftops to heat pump rooftops, we aligned the building with DC’s electrification goals, driving substantial energy savings.

Challenges are inherent in every project, and The Grays was no exception. Coordinating the installation of 118 HVAC units required meticulous planning and execution. From orchestrating crane transports to navigating city regulations and liaising with stakeholders such as District of Columbia Sustainable Energy Utility, DOEE, property management, and DOB inspectors, our team ensured a seamless process. On-site project managers provided unwavering support, ensuring timely installations and fostering smooth communication between tenants and technicians. Third-party inspections further upheld compliance and quality standards, contributing to the project’s resounding success.
